Standard cleaning fee will be applied to your total bill.

Policies

Holding Your Reservation:

Upon receipt of a complete reservation request with valid credit card number, we will hold the dates you requested for up to 7 days while awaiting receipt of a deposit. If the required deposit is not received, the reservation will be cancelled and the room will be released. Please see below for further information on deposits.

Early Booking Reduction:

Take a 5% discount for any reservation made more than 9 months before date of arrival. To qualify, the rent must be paid in full 6 months before date of arrival. It is acceptable to take the “Early Payment Discount” and the “Early Booking Discount” for a total discount of 10%. If either discount is taken, the rent becomes non-refundable. If the discount is not taken, then standard cancellation, change, and refund policies apply. This discount is only available for payments by certified check or money order.

Last Minute Booking Reduction:

Take a 25% discount if the unit is booked less than 7 days before arrival. This discount is only available for payments by certified check or money order.

Early Payment Reduction:

Take a 5% discount if you pay in full at time of booking. To qualify, reservation must be made more than 9 months before date of arrival and payment in full must be received no later than 14 days after date of reservation. It is acceptable to take the “Early Payment Discount” and the “Early Booking Discount” for a total discount of 10%. If either discount is taken, the rent becomes non-refundable. If the discount is not taken, then standard cancellation, change, and refund policies apply. Tax: California State Sales Tax of 10.5% will be added to the rent. This tax rate is subject to change without notice. This discount is only available for payments by certified check or money order.

Deposit, Reservation, Confirmation:

A deposit of 50% of the rent for your stay will be required to confirm your reservations.

Of this deposit, the first $500 is a security deposit. It is separate from the rent, and will be refunded to you by mail (less any fees described below) 4 weeks after you leave. If, upon check-out, no damage is noted, Mission Bay Beachfront will endeavor to return your deposit balance within 14 days.

Deducted from the deposit will be cleaning and/or housekeeping charges for extra cleaning services, and the cost to repair any damage that is more than normal wear and tear. A major credit card is also required as security. In the event that the security deposit is not sufficient to cover damages. Reservations are not guaranteed until the pre-payment is received.

Payment in Full Due:

For reservations during low season, payment in full must be received no later than 30 days before the date of arrival. Reservations will be cancelled and the room will be released if payment in full is not received at least 30 days before arrival.

For reservations during high season, payment in full must be received no later than 60 days before the date of arrival. Reservations will be cancelled and the room will be released if payment in full is not received at least 60 days before arrival.

For reservations during peak season, payment in full must be received no later than 90 days before the date of arrival. Reservations will be cancelled and the room will be released if payment in full is not received at least 90 days before arrival.

If a reservation is cancelled because the payment is not received on time, it is treated as a cancellation. In this case, the cancellation policies described below will apply.

Cancellation Policy:

You may cancel a reservation and receive a partial refund under certain circumstances.

A $100.00 Administrative fee will be charged. Any cancellation for low season bookings prior to 90 days from the scheduled arrival date will be refunded 100% minus the $100 Administrative fee.

Any cancellation during high or peak season prior to 90 days of the scheduled arrival date will have a 100% refund minus the $100 Administrative fee. Within 90 days a refund will only be made if the days can be rebooked. Only the exact days rebooked will be refunded.

Change Policy:

You may change a reservation under certain circumstances. Any request to change the date of arrival or date of departure is subject to availability.

For reservations during low season.
You may change the date of arrival or date of departure for a low season reservation if the dates are changed more than 30 days before the scheduled date of arrival. If a reservation occurs during low season and high season, it is a high season reservation. A $75 change fee will be charged to change a low season reservation.

Subject to space availability, it is permissible to increase the duration of stay with short notice, but it is not permissible to decrease the duration of stay or change the dates of stay unless more than 30 days notice is given. If you wish to decrease the duration of stay or change the dates of stay within 30 days of the scheduled date of arrival, the initial reservation must be cancelled the cancellation policies described above will apply.

For reservations during high season.
You may change the date of arrival or date of departure for a high season reservation if the dates are changed more than 60 days before the scheduled date of arrival. If a reservation occurs during high season and peak season, it is a peak season reservation. If a reservation occurs during high season and low season, it is a high season reservation. A $100 change fee will be charged to change a high season reservation.

Subject to space availability, it is permissible to increase the duration of stay with short notice, but it is not permissible to decrease the duration of stay or change the dates of stay unless more than 60 days notice is given. If you wish to decrease the duration of stay or change the dates of stay within 60 days of the scheduled date of arrival, the initial reservation must be cancelled the cancellation policies described above will apply.

For reservations during peak season.
Subject to space availability, it is permissible to increase the duration of stay for a peak season reservation, but it is not permissible to decrease the duration of stay or change the dates of stay unless more than 90 days notice is given. If you wish to decrease the duration of stay or change the dates of stay within 90 days of the scheduled date of arrival, the initial reservation must be cancelled the cancellation policies described above will apply. If a reservation occurs during both peak and high season, it is considered to be a peak season reservation.

Check-In and Check-Out Time:

Check-in time is 4:00PM on the day of arrival. Check-out time is 10:00AM on the day of departure.
Check-outs beyond 10:00AM are subject to penalties.

Smoking:

No Smoking inside the units, please! For the comfort and enjoyment of all guests, our rooms are NON SMOKING.
We respectfully request that you smoke outside the unit.

Keys:

Keys are available for pick-up at the unit. Lock-box combination and maps will be issued upon final confirmation, by email or fax.

The information, while deemed reliable, is not guaranteed. Homes offered for rental are individually & privately owned, and reflect the tastes of each owner. Distances to the beach are approximate. Every effort has been made to assure accurate descriptions. Changes in inventory or items and/or decor occur from time to time and such changes will not void or alter the terms of the rental agreement.

Security of the Home and Rental Equipment:

When you lease the home, you assume full responsibility for it and its contents, as well as your personal property. Always lock the doors and windows when you leave. Lock your automobiles and put away any rental equipment. Any use of rented equipment by the Guests is strictly at your own risk, liability and could cause you to incur additional expenses.

Occupancy:

This is restricted to the number of guests as described. Any use of the home other than strictly family vacation purposes is restricted. We normally do not allow weddings, receptions, parties or functions held on the property unless by prior arrangement at the time of booking. Please ask at the time of booking if the home allows such functions.

Cleaning:

Your home will be expertly cleaned prior to your arrival, and again after your departure. Excessive departure cleaning, if necessary, will be deducted from your security deposit or charged to your credit card. Standard cleaning fee will be applied to your total bill.

Maintenance and Repairs:

We make ever effort to ensure that all equipment is in working order. In the event of a breakdown, we will strive to effect repairs as soon as possible after being notified of a problem. We cannot guarantee that spas, air conditioners, televisions, appliances, high speed internet access, etc. will not break down during your stay and therefore, no refunds or adjustments will be made for mechanical failure. Furthermore, there will be no refunds or adjustments made for any other unexpected situation beyond our control such as bugs, rodents, roosters, weather and other similar acts of God or Nature.

  • A credit card number is required for all reservations.
  • All condominiums and homes are designated as non-smoking and do not allow pets. Violation of this will result in a detoxification charge equal to one night's rent.
  • Rates and amenities are subject to change without notice.
  • Any interest earned on security deposits will be retained by Mission Bay Beachfront.
  • Your security deposit and/or credit card will be charged for any damage, loss, excessive cleaning or any unpaid rent resulting from your stay.
  • Upon Departures, follow specific instructions on your "arrival letter" for key return. There will be $25 fee charged to your credit card for lost or unreturned keys.
